Most of the calls we get in Dallas are not about a dirty chimney. They are about water on the firebox floor after a storm, a crack running up the brick outside, smoke that rolled back into the living room in January, or scratching coming from somewhere above the damper.

That is what a chimney does in this city. Ours get used for a few weeks a year and then sit through nine months of hundred degree afternoons, spring hail, and ground that swells and shrinks under the footing. Up north a chimney wears out from burning. Here it wears out from waiting.

We are a new name in North Texas and we are not going to dress that up. What we do instead is photograph every visit, from the top of the chimney down to the firebox floor, and hand you the pictures whether the news is good or bad. If you want to take them to another company for a second opinion, take them.

What Dallas weather actually does to a chimney

A chimney in Dallas has an easy winter and a hard rest of the year. The burning season here is short. A lot of fireplaces in this city get lit somewhere between Thanksgiving and February, and some only get lit when the power goes out. Creosote builds slowly when a fireplace is used like that.

Everything else does not go slowly.

The clay under Dallas moves, and the chimney shows it first

This is the part that makes Dallas different from most of the country. Much of this city sits on heavy black clay. It swells when it gets wet and shrinks when it dries out, and in a normal year it does both. A dry August pulls the ground down. A wet spring pushes it back up.

Your chimney is a stack of brick or stone weighing thousands of pounds, standing on its own footing, attached to a house standing on a different one. When the ground moves, the two do not always move together.

You do not need a report to spot it. You need to walk outside and look at the line where the chimney meets the wall.

Why so many Dallas chimneys leak

The flashing is the metal collar where the chimney comes through the roof. It is built on the assumption that two things stay where they are. When one of them shifts a quarter of an inch, the seal opens, and water follows the outside of the chimney down into the house.

So the stain on your ceiling is rarely above the hole. Water gets in at the top or at the roof line, travels down brick or down the outside of the flue, and comes out wherever it finds a way through. If yours leaks when it rains, that is where we look first, not inside.

The other two ways water gets into a Dallas chimney are simple. The crown, which is the concrete slab across the top of the stack, cracks in the sun and lets rain straight into the brickwork. Or the cap is missing and the flue is an open drain.

All of it goes to you the same day and it is yours to keep. If the answer is that your chimney is in good shape, you get the pictures that show it, and you do not get handed work you do not need.

COMMON QUESTIONS

Probably not a sweep every single year, no. Buildup in a Dallas fireplace used a handful of times a season is slow. What you do need is eyes on it once a year, because in this city most of what goes wrong has nothing to do with soot. It is water, storm damage, ground movement and animals. We would rather look, tell you it is clean, and hand you the photos, than brush a flue that did not need brushing.

In Dallas, very often yes. The clay under much of this city swells with rain and shrinks through a dry summer, and the chimney stands on its own footing while the house stands on another. A gap at the siding, cracks stepping through the mortar, or a stack that leans when you look at it from the street all point the same way. It matters because the metal collar at the roof gets pulled open at the same time, and that is how the water starts coming in.

It is the highest point on the house and the cap is thin metal, so it takes the hit first. After a bad North Texas storm the things worth checking are whether the cap is still there and still sitting flat, whether the crown across the top of the stack has cracked, and whether the flashing lifted. Most people find out months later, when the first fire of the winter smells like wet ash.

It depends what it is and what time of year it is. Chimney swifts nest in Texas chimneys through spring and summer and they are protected under federal law while the nest is active, so an active nest does not come out. Not by us and not by anybody. Once they have left, the flue gets cleared and a cap goes on so the next one cannot get in. Scratching in the middle of winter is a different animal and a different conversation.

The chimney part is. A vented gas set still sends everything up the same flue, and that flue can still be blocked by a nest, a fallen piece of clay tile or storm debris. What we do not touch is the gas itself. No gas lines, no valves, no burners. If somebody tells you that comes as part of a chimney visit, they are selling you something else.

Get it looked at before you light anything, whatever the seller told you. A home inspection looks at the fireplace from the room. It is not the same as getting a light and a camera up the flue. On older Dallas houses the two things that turn up most are cracked clay tile inside the flue and a gas starter pipe that has not been used in years.
