Chimney Chase Cover Replacement in Dallas-Fort Worth

Orange streaks down the sides of your chimney. A drip you can hear inside the wall when it rains. Water in the firebox days after the last storm. On a factory-built chimney, all three usually trace back to one part: a rusted-out chase cover.

The chase cover is the flat metal lid sealing the top of your chimney box. Builders across Dallas-Fort Worth fitted galvanized covers because that was the cheap option shipping with the system. Water pools in the low spots, works through the zinc, and opens a hole directly over wood framing. Water reaching a framed chase is a documented cause of rot inside these chimneys, and most homeowners have never heard of the part.

What a Chase Cover Is, and What the Zinc Was Doing

If your chimney is a wood-framed box wrapped in siding, stucco, or thin brick, that box is a chase. The chase cover is the sheet-metal lid closing the top, so rain cannot fall down inside the framing around the flue pipe.

Nearly every original cover here is galvanized: plain steel under a thin zinc coat. Where the coat gets scratched, the zinc corrodes in place of the steel beneath it. That is the catch, because the zinc is spent as it works. Galvanized is not rust-proof, it is rust-delayed.

So the stain is information. Orange streaks from the top edge are iron washing off bare steel, so the zinc there is gone. Not cosmetic: notice that the coating stage is over.

Why the Rust Starts in the Middle, Not at the Edges

Sheet metal is expected to fail at the edges. Chase covers fail in the middle, for reasons visible from a ladder.

One, the pan is flat. A builder cover is a plain sheet with a hole and four sides bent down. Its shape sends water nowhere.

Two, it sags. Sheet metal spanning three or four feet with nothing stiffening it deflects under its own weight, and further under rain. A shallow bowl replaces the flat plane.

Three, the water stops leaving. What sheeted off the edge in minutes now sits in the low spot for days. Corrosion is a wet-time problem more than a rainfall problem, so the metal that stays wet longest goes first.

Four, it rusts from below too. The underside is the coldest metal up there on a still night, and damp air in the chase condenses on it. Nobody has ever looked at that face, so a cover can read as solid from the yard while most of its thickness is gone.

Five, a pinhole opens at the bottom of the bowl, and the puddle finally has somewhere to go.

Prefab or Masonry: Settle That First

Chase covers only exist on factory-built chimneys. If yours is masonry none of this applies, since a masonry chimney carries a poured concrete crown instead of a metal lid.

Galvanized, Aluminum, Stainless: What the Metal Buys You

A new galvanized cover on a chimney that just finished eating one restarts the same clock at the same speed.

Stainless works differently. Its resistance is chromium inside the alloy rather than a coating on top, and that film rebuilds whenever the surface is scratched. Nothing gets used up. It will not perforate the way galvanized does, though it can mark where steel dust from cutting was left on it.

Grade matters less than supplier pages suggest. The case for 316 over 304 is chloride in the air, a coastal condition, and Dallas-Fort Worth is a long way inland. Inland, the two behave about the same.

Cross-Break, Skirt, Collar: the Features the Builder Left Off

A replacement is not the same lid in better metal. The features that keep water moving are the ones the original never had.

Cross-break: two shallow diagonal creases pressed corner to corner, making the center of the pan the high point instead of the low one. It stiffens the sheet and gives runoff a direction. Builder covers rarely have it.

Skirt and drip edge: the sides folding down over the chase, commonly three inches, deeper on purpose to bury an old stain line. The bottom gets a small return bend so water breaks away from the wall instead of running back onto the sheathing.

Collar: the pipe passes through a raised welded lip, not a plain cut hole, so the seam sits above any water still on the pan.

What the Water Has Already Done Inside the Chase

A leaking cover does not drip into open space. Under it sits a framed box: top plate, studs, sheathing, siding. Water through a pinhole lands there and stays, because a chase is dark, unheated, and barely ventilated.

Sheathing from that era is usually OSB, wood strands and glue. It survives wetting and drying. It does not survive staying damp. Strands swell, edges crumble, and the panel loses its grip on fasteners long before anything shows from the street.

The firestop, a plate the pipe passes through to slow fire moving up the cavity, sits directly beneath the leak. Insulation packed around the pipe holds water against wood like a sponge.

So the bare chase top gets photographed before the new lid goes down. A cover over soft framing hides the problem and fixes none of it. Past a rotted top plate this is carpentry, not chimney work, and we will say so.

How the Replacement Goes, and What Makes One Job Bigger

Two visits.

The first is measurement and documentation: dimensions off the roof, plus photos of the cover as found, any standing water, the pipe seam, the cap, and the flashing where the chase meets the roof. Those photos are yours the same day.

The cover is then fabricated to those numbers, which is why the second visit lands a few days out.

Install day runs a fixed order. Old cover off. Bare top photographed and the framing probed while exposed. New cover set and fastened. Pipe collar sealed with high-temperature sealant and the storm collar back on. Water test before anyone climbs down.

When It Is Not the Cover, and When Waiting Is Fine

Three limits on all of the above.

It is often not the only way in. A chase has several water paths, not exclusive: the lid, the cap on the pipe, the flashing, the siding seams. A new cover on a chimney leaking through flashing changes nothing you can see, which is why the first visit photographs every path.

Sometimes it is not chimney work at all. A stain above the chimney line, or on a wall the chimney never touches, is roofing.

And sometimes waiting is fine. Surface rust on a cover that still sheds water, with nothing wet indoors, is a watch item. Look at it once a year, and again after a hail season: severe weather here peaks in spring, and a flat panel takes a hail stone square on where a sloped roof deflects it. What does not wait is water inside.

Before You Call

COMMON QUESTIONS

Look at the top. A metal pipe standing on a wide flat lid means prefab. Clay tile set into concrete means masonry. Inside, a seamed metal firebox means prefab, firebrick with mortar means masonry.

The chase cover is the big flat lid sealing the top of the whole box. The cap is the small hood over the pipe, keeping rain and animals out of the flue. A prefab chimney needs both, and neither protects the other.

Paint hides the streaks for a season and does nothing about the mechanism. Rust creeps sideways under a paint film, so corrosion carries on out of sight. And much of the damage is on the underside of the pan, which no brush from the roof can reach.

Sealant or tape over a pinhole buys a season, sometimes less. The pinhole is a symptom of a pan that ponds water and has spent its zinc, so patching one hole leaves every condition that made it. On a dished cover with streaks down the chase, it is money spent twice.

304 is enough here. The reason to specify 316 is chloride in the air, a coastal condition, and North Texas is not coastal. If someone is upselling you to 316 on a Dallas-Fort Worth roof, ask what condition on your house calls for it.

Two visits. The first is measurement and photos, under an hour. The cover is then fabricated to your exact dimensions, a few days at the shop. The install is usually a morning, unless the framing underneath is wet.
